Spray foam removal in Stratford & Newham
Postcodes: E6, E7, E12, E13, E15, E16 · Local planning authority: London Borough of Newham
Newham is mostly late-Victorian and Edwardian terraced streets – Forest Gate, Manor Park, East Ham, Plaistow and Upton Park – alongside a large amount of new-build flats around Stratford, the Olympic Park and the Royal Docks. The two need quite different advice when spray foam turns up.
What's different about spray foam in Newham
- Nine conservation areas, three with Article 4 directions. Newham's conservation areas are Durham Road (Manor Park), East Ham, Forest Gate Town Centre, Romford Road, Stratford St John's, Sugar House Lane, Three Mills, University (Stratford) and the Woodgrange Estate in Forest Gate. Woodgrange Estate, Romford Road and Durham Road also have Article 4 directions, which remove some permitted development rights. Taking foam out of the loft is internal work, but if the specialist finds the roof needs re-covering, check with Newham's planning team before changing slates, tiles or other visible details.
- Victorian slate roofs. Many terraces here still have their original slate roofs, often with no felt underneath. The PCA/RPSA inspection protocol asks surveyors to record whether foam has been sprayed directly onto the back of slates or tiles, and government-published moisture modelling found that set-up carried the highest risk of timber decay of everything it tested. - Flats and conversions. A lot of Newham terraces have been split into flats, and the newer blocks in Stratford are leasehold. If you own a top-floor flat, the roof normally belongs to the freeholder, so check your lease and speak to the freeholder or managing agent before arranging any survey or removal.
Landlords
Many Newham houses are let. If you're remortgaging a buy-to-let and the valuer has flagged foam, the same rules apply as for a home you live in: lenders decide case by case, and the installation paperwork plus an independent survey is the place to start. Our survey guide explains what that inspection involves.
Costs in Stratford
Removal is priced per m² of sprayed roof slope. One published guide puts London & South East rates at £28–£44 /m² for open-cell and £45–£72 /m² for closed-cell foam. See our cost guide for the full breakdown and sources, and our mortgage guide for what lenders are looking for.
