Spray foam removal in Barking & Dagenham
Postcodes: IG11, RM6, RM8–RM10 · Local planning authority: London Borough of Barking and Dagenham
Barking and Dagenham is dominated by one place: the Becontree Estate. Built by the London County Council between 1921 and 1935, it was at the time the largest public housing estate in the world, with around 26,000 cottage-style homes across Barking, Dagenham and part of Ilford. Most of the borough's other housing is interwar or post-war, with new-build homes at Barking Riverside and around the town centres.
What's different about spray foam in Barking & Dagenham
- Becontree homes and Right to Buy. Many Becontree houses are now privately owned or let after being bought from the council. Small cottage-style roofs are often simpler to strip than large hipped roofs, but ask the specialist how they'll handle shared roof spaces and party walls in short terraces.
- Becontree design guidance. The council has recognised the estate as a non-designated heritage asset and has published design guidance (the Becontree Estate SPD and Design Code) covering its distinctive look. Removing foam from inside the loft is internal work, but if the job leads to re-roofing, check the council's current guidance before changing roof coverings.
- Four conservation areas. Abbey and Barking Town Centre, Abbey Road Riverside, Chadwell Heath Anti-aircraft Gun Site and Dagenham Village. Check with the council before external roof changes in any of these.
- New builds. RICS's spray foam guidance is aimed at foam added to existing roofs. If foam was part of the original design of a newer home, the issues are different, so ask for the developer's or builder's specification before assuming anything needs to come out.
Be wary of door-to-door offers
The government has warned about a rise in cold calls offering to remove spray foam. If someone knocks or rings uninvited, don't agree to anything on the spot – you can report it to trading standards. We never cold call.
